We are excited to share an interview with our friend Dustin Heiner and an upcoming opportunity happening this Saturday. Dustin runs the Master Passive Income podcast which is all about real estate, and he has 30+ single family homes and almost a thousand apartment units bringing in cash for him every month. He is a full-time investor who also flips things from time to time for fun.
How did you get started investing in real estate?
Dustin bought one rental property in 2006 and it was making about $400 a month in cash flow, and that’s when he knew he needed to be an investor. At the time, he was living in California working in IT for a government agency, and thought that job was secure. After taking paternity leave, Dustin returned to work only to get called into a meeting where he was laid off. That was when he realized he needed to go all in on the investments. He found a new job in the interim and then started investing in more properties to make sure his family’s security was never at risk again. He has been so successful in his real estate business that he now teaches others how to do what he does.
Do You Flip Houses?
Dustin does not flip houses because that requires a lot of work. Instead, he looks for smart investments and has built his business around hiring the right people to do the work for him. He works maybe 30 minutes a month on all of his real estate. Some properties make $600 a month, while others make $3,000. The simple math is if you buy one property that makes $500 a month, that’s $6,000 a year. If you buy 10 and make $500 a month, that’s $5,000 a month cash flow. That’s $60,000 a year without working. It grows from there.

Dustin likes to share his real estate passion with others and teaches people how to build their business from the ground up. He shares how to find the right people for your team to manage properties, what to look for, and how to come up with creative solutions for funding.
